• "It is with great pleasure I write this review about Albert and the Land Design Group. I hired Albert to resolve a flooding problem at my mother’s home. The problem was seemingly intractable. Over a 40 plus year period, a variety of engineers and landscapers had implemented various solutions and none worked. The house sits at a low point of a steep hill and is the collection point for surface water from every lot above. Over the years strategies to solve the problem centered on collecting the water and pumping it out. This solution failed many times. Albert inspected the property and immediately said the collection point needed to be moved a significant distance from the home’s foundation and drainage needed to occur through gravity, not mechanical processes. Albert/The Land Design Group proceeded to survey and draw up plans to regrade the back yard and build a retaining wall which raised the grade vertically 60 inches. In doing so a path was created for the water to divert around the sides of the house and into the storm sewers. The finished project has proven itself to be completely effective. The appearance of the landscape is attractive. Importantly, with Albert’s guidance, the project was done very economical. I offer an unconditional recommendation for Albert/The Land Design Group. • "We were having drainage issues on our property. Every time it rained we would have water run down the hill, fill up our window wells and seep into our garage. We also found that even light rain would flood across our driveway and had led to cracks and settling. We contracted Albert who came out and assessed the situation. He made several recommendations which were easy to understand and we settled on installing a swell next to the house and a catch basin at the driveway. Albert did all the engineering measurements/design personally, established a contractor to complete the work, and oversaw the entire project from concept to completion. Throughout the process, Albert was available to answer any questions we had which greatly reduced the stress any homeowner would experience when having this type of work done. • "Land Design Group was able to survey my yard with short notice and kept my construction project on schedule.  I needed the survey pins for my lot located and stakes were driven where my building would be placed to ensure the required setbacks were met.  Multiple other surveyors turned down this job as too small or told me it would be at least a month before they could get to it.  Land Design Group was very professional and answered any questions I had since this was my first project of this type.  I will definitely recommend them and plan on using them again.                                                                                                                                                                                                                                            K. • Before getting into a building project it is very important to choose a quality civil engineer.  In aspects of the overall footprint of the project, the topo and how the main layout of the finished product will look and function. I would highly recommend Albert Avanesyan for civil engineering.  He not only is fully competent but for us very important, was very comfortable to discuss the options with.  He was very knowledgeable concerning the water retention on site, again concerning options and the calculations to comply with regulations.  He was helpful to us with designing the lift station for the forced main sewer line, including the mechanical specs of the pumps.  He also set the locations for the foundation bolts for the main red irons perfectly spot on. Again, I would highly recommend Albert for civil engineering on your project.
